Rated 5 out of 5 by from This Investor Part 2 course has good forms to analyze investment properties for rates of return and value. It can help brokers show investors how to maximize return on their real estate purchases, and when to consider selling, exchanging for more property. It does not show the bad news of what might happen when values decline, and debt becomes larger than property values. I'm also a banker, interested in both sales commissions, AND in keeping enough equity to avoid getting underwater in real estate with no way to exit the investment. Appreciation isn't guaranteed, especially if interest rates are likely to rise and make properties harder to cash flow.
